If you're selling or letting a property in Ireland, a valid BER is a legal requirement and must appear in every advertisement. Here's where most of our Tipperary and Cork clients fit in.

The new simplified A0–G rating scale

From 24 May 2026, Ireland moved to a simpler 8-level BER scale to line up with the rest of the EU. The old sub-categories (B1, B2, C1…) are gone, and a new top tier — A0 — recognises zero-emission homes that don't burn fossil fuels.

Already have a certificate? Every existing BER stays valid for 10 years from its date of issue, so you don't need a new one just because the scale changed — only if it has expired or you've made energy upgrades. If you're unsure, we'll check the SEAI register for you.

How much does a BER cert cost?
The price depends on the size, type and location of your property. We quote one clear, fixed fee that covers the survey, the DEAP assessment, SEAI registration and your advisory report. Call us or request a quote and we'll give you an exact figure straight away — and let you know if an SEAI grant could cover part of the cost.
How long does a BER assessment take?
The on-site survey usually takes 30–60 minutes, depending on the size of the property. After that, your assessor completes the calculations and registers the result with SEAI. You'll typically have your certificate and advisory report by email within 48 hours.
How long is a BER certificate valid for?
A BER certificate is valid for 10 years from its date of issue — unless you make changes that affect the property's energy performance, such as a new heating system, insulation, an extension or solar panels. If your cert has expired or you've upgraded, you'll need a new assessment.
What areas do you cover?

Do I already have a valid BER?
Possibly — many properties already have one on the SEAI National BER Register. You can check using the property's MPRN (from the top of an electricity bill) or an existing BER number. Not sure how? Give us a call and we'll check it for you before you spend a cent.
What do I need to have ready for the survey?
Ideally, your electricity bill (for the MPRN) and any paperwork for insulation, windows, or heating upgrades, plus access to all rooms including the attic and hot press. Don't worry if you're missing documents — your assessor can often verify upgrades on the day.
Has the BER scale changed in 2026?
Yes. From 24 May 2026 the scale was simplified to A0, A, B, C, D, E, F and G, with the old sub-categories removed and a new A0 tier for zero-emission homes. Any certificate issued before then remains valid for its full 10 years.
