Common reasons
If you're selling or letting a property in Ireland, a valid BER is a legal requirement and must appear in every advertisement. Here's where most of our Tipperary and Cork clients fit in.
A valid BER must be in place before you advertise on Daft, MyHome or with an auctioneer. We'll have yours ready before the listing goes live.
Landlords must hold a valid BER and show the rating in all rental ads. Each self-contained unit needs its own certificate.
Claiming a grant for solar, insulation, new windows or wall upgrades? You'll need an up-to-date BER once the works are complete.
Many lenders offer reduced rates for energy-efficient homes. A current BER lets your bank confirm the rating and unlock the better rate.
Every new home needs a final BER before it's first sold, let or occupied. We also issue provisional BERs at design stage.
Not sure whether you need one, or what it'll cost? Give us a call — there's never any pressure, just straight answers.
Simple from start to finish
Three steps, no jargon, no chasing. Most clients go from first phone call to certificate in hand inside a few days.
Tell us the property type and location. We give you a clear, fixed price on the spot and the next available date.
A registered assessor visits at a time that suits you. The survey is non-invasive and takes roughly 30–60 minutes.
We register your rating with SEAI and email your official BER certificate and advisory report, typically within 48 hours.
Who you're dealing with
Smart BER Solutions isn't a call centre passing your job to whoever's free. Your assessment is carried out by Darragh Kennedy — a chartered-level civil engineer with over 13 years in construction, including some of the largest building projects in the world across three continents.
That engineering background means a thorough, accurate survey and an advisory report that actually maps out how to get your home to a B2 rating or better — not a tick-box exercise. SEAI registered and fully insured, every time.
Updated for 2026
From 24 May 2026, Ireland moved to a simpler 8-level BER scale to line up with the rest of the EU. The old sub-categories (B1, B2, C1…) are gone, and a new top tier — A0 — recognises zero-emission homes that don't burn fossil fuels.
Already have a certificate? Every existing BER stays valid for 10 years from its date of issue, so you don't need a new one just because the scale changed — only if it has expired or you've made energy upgrades. If you're unsure, we'll check the SEAI register for you.
